Jacksonville runs on regulated work. Bank of America, Citi, JPMorgan Chase, Deutsche Bank and Fidelity Investments run big operations centers on the Southside. FIS, Fidelity National Financial and ICE Mortgage Technology have headquarters on Riverside Avenue. Florida Blue sits on Deerwood Campus Parkway, and Mayo Clinic, Baptist Health and UF Health Jacksonville run hospitals across the county.
Those giants run their own IT. Your buyers are the firms around them. Title agencies that close loans for the mortgage platforms. Medical and dental practices near the hospital campuses. Accounting firms, insurance agencies, engineering offices and contractors that win work from the big names and then get a vendor security questionnaire they cannot answer. That questionnaire is a buying trigger, and it lands on an office manager who did not sign up for it.
The supply side is crowded. County Business Patterns counts 343 custom computer programming establishments and 270 computer systems design firms in the metro, plus 90 in data processing and hosting. Some are one-person shops, some are regional MSPs. They all call the same Southpoint and Baymeadows suites.
The pool of buyers is big enough to matter. The metro has 11,314 establishments with 10 or more employees, the size where a break-fix contract starts to hurt and a monthly agreement makes sense.
Office moves create openings too. Citizens Property Insurance returned more than 200,000 square feet downtown when it moved to the Southside, per Marcus and Millichap. Every move like that means new cabling, new phones and a fresh look at who supports them.
