The market

A big county, a river through the middle and buyers spread out

JAXUSA Partnership puts 1,805,726 people in the five-county metro: Duval, St. Johns, Clay, Nassau and Baker. Duval is the City of Jacksonville itself, consolidated into one government, so a single city covers ground that would be four or five suburbs anywhere else. Your prospects are not in one tower. They are spread from the Northbank to Deerwood to Cecil Commerce Center, and the St. Johns River runs between them.

The region has 150+ national, regional or divisional headquarters. That shapes the sale. CSX runs the railroad from 500 Water Street. Florida Blue, Citi, JPMorgan Chase and Deutsche Bank fill the Southside office parks. Mayo Clinic and Baptist Health run hospitals that need vendors every week. The person you want is usually a regional director, a facilities lead or an operations manager who has real budget but still reports to someone.

Below those names sits the part of the market most sellers actually close. County Business Patterns counts 44,152 business establishments in the metro, and 11,314 of them have 10 or more employees. Contractors, trucking companies, title agencies, clinics and staffing firms. Many are still owner-run, and the owner will take a call if the reason is clear.

One caveat on the big employer numbers below: JAXUSA headcounts cover a seven-county region that adds Flagler and Putnam, so treat them as regional figures, not metro ones.

Downtown Northbank

CSX headquarters, the Bank of America tower on North Laura Street, AT&T's regional offices on West Bay Street, VyStar Credit Union, JEA and City Hall. Expect assistants on the phone and buyers who want the point in one sentence.

Riverside Avenue and Brooklyn

Fintech and title insurance headquarters line Riverside Avenue: FIS at 347, Fidelity National Financial and ICE Mortgage Technology at 601, GuideWell Source at 532. They buy IT, security, staffing and office services through managers who know exactly what they pay now.

Southside: Deerwood, Southpoint, Baymeadows and Gate Parkway

The back-office belt: Florida Blue on Deerwood Campus Parkway, Citi on Citicards Way, JPMorgan Chase on Baymeadows Way, Deutsche Bank on Gate Parkway, plus Fanatics and Medtronic, with Mayo Clinic on San Pablo Road. Facilities and vendor managers here run formal reviews, so timing matters.

Blount Island and Dames Point

JAXPORT's Northside terminals for containers, vehicles, Ro/Ro and bulk, next to Marine Corps Support Facility Blount Island and Crowley Maritime. Terminal operators and the carriers around them buy equipment, labor, maintenance and insurance.

Cecil Commerce Center

About 17,000 acres on the Westside at the old Cecil Field, with Cecil Airport, Amazon, Boeing, Bridgestone, Saft America and Northrop Grumman. Plant and site managers buy on uptime, safety and who shows up fast.

Ponte Vedra Beach

St. Johns County, home to PGA TOUR headquarters and its 3,300 staff on the JAXUSA list. Past that one campus the offices get smaller, and the person who answers is often the person who decides.

904 covers Duval, St. Johns and Nassau and almost all of Clay and Baker. Since February 26, 2024, the 324 overlay serves the same ground, and every local call needs all 10 digits. So the area code tells you nothing about the side of the river. We check the street address before we pitch, because a Westside trucking owner and a Ponte Vedra Beach accountant want different openers.

Our partners work from Lagos, Abuja and Enugu. Nigeria sits five hours ahead of Jacksonville in summer and six in winter, so our shift starts in the afternoon and your prospects hear from us between 9am and 5pm Eastern.

Port and trucking people answer early, before the gates get busy. Southside campus managers are easier mid-morning, after their standing meetings. Hurricane watches change everything, so when one is posted for Northeast Florida we pause and pick the list back up when offices reopen.
