The market

A defense town with a biotech town inside it

Start with the Navy. It is the largest employer in San Diego County with 91,317 people, and the Marine Corps adds 42,687 more. A 2025 report from UC San Diego's Rady School and the San Diego Military Advisory Council found $19.8 billion in defense contracts going to more than 2,000 local companies. Military spending makes up 22.2% of the regional economy and supports nearly 357,000 jobs.

That money does not stay on base. It flows to machine shops in Kearny Mesa, engineering firms in Sorrento Valley and subcontractors in Chula Vista. Every one of those firms needs IT, insurance, cleaning, staffing and construction work, and plenty of them hire whoever called first.

Then go north on the 805. The San Diego Regional EDC calls the region one of the top three life-sciences markets in the world. Torrey Pines Mesa, next to UC San Diego and Scripps, has the lowest office vacancy in the county at 3.1%. Landlords in UTC are turning offices into labs to keep up. Many lab buyers are scientists turned managers. They hate sales calls and love a vendor who gets to the point.

The county is one metro, but buyers act local. A Carlsbad owner thinks of Kearny Mesa as a long drive. A downtown law firm will not take a lunch in Otay Mesa. So we build lists by district, and we book the first conversation as a video call. The drive comes later, once the buyer is serious.

Six districts with very different buyers.

Downtown San Diego

The biggest office submarket in the county at 16,208,300 square feet, with law, finance, government and convention business. Total vacancy sits at 33.3%, so the tenants who stayed are watching costs and open to a better vendor.

UTC and Torrey Pines Mesa

Class A offices and labs beside UC San Diego, with old office buildings being converted to life-science space. Lab operations managers and facilities directors here buy fast when a move-in date is set.

Sorrento Mesa and Sorrento Valley

Qualcomm's headquarters campus on Morehouse Drive anchors 7,900,443 square feet of office, surrounded by R&D shops and wireless suppliers. Engineering managers and IT leads run the buying, and they read email before they take calls.

Kearny Mesa

A working district of offices, flex space and 15,316,929 square feet of industrial. The City of San Diego and the GSA both signed leases at 9275 Sky Park Court in 2025, which tells you who the neighbors are: government suppliers and the firms that serve them.

Carlsbad and the Palomar Airport Road corridor

North County's office and R&D parks, with 15,549,927 square feet of industrial space. Owners here run mid-size product and tech companies and expect a local feel, even on the phone.

Otay Mesa

The border industrial district next to the Otay Mesa commercial port of entry, with 26,631,008 square feet of industrial and a 1,077,413 square foot Amazon building on Otay Mesa Road. Plant managers and logistics owners pick up early and buy on price and reliability.

How we work San Diego phones

Four area codes cover the county. 619 and 858 have shared the same ground since 2018, but an 858 number still often points to La Jolla, UTC, Sorrento Valley or Rancho Bernardo. 760 and its overlay 442 mean North County: Carlsbad, Oceanside, Escondido, Vista and San Marcos.

We call from Nigeria, eight hours ahead of San Diego in summer and nine in winter. Our shift starts in the late afternoon our time, so your prospects hear from us during their own working day, with early and late blocks for the trades.

Defense suppliers and Otay Mesa plants start early, so we hit them first thing. Lab managers in Torrey Pines are buried in experiments until late morning. Contractors answer in the truck before 8am or after 3pm. Base access and badge rules mean many defense buyers are away from their desks, so we leave short voicemails and follow up by email the same day.

The City of San Diego requires in-person solicitors who go door to door or work the street to register with the police. That rule does not cover phone, email or text outreach. We found no city or county rule aimed at B2B calls, so state and federal law applies.

Is this cheaper than hiring an SDR in San Diego?

Are there San Diego rules on cold calling businesses?
