Up north, the life-sciences cluster keeps running out of room. Torrey Pines Mesa has only 3.1% office vacancy, the lowest in the county. So owners in UTC and on Torrey Pines are converting office buildings into lab space. That is not paint and carpet. It means new mechanical systems, heavier power, plumbing for wet labs and a tenant who needs the keys by a fixed date. Mechanical, electrical and plumbing subs who can work fast in an occupied building win that work.
Down south, Otay Mesa is still building. The district holds 26,631,008 square feet of industrial space, with 746,173 square feet more under construction as of mid-2026. Amazon just finished a 1,077,413 square foot building on Otay Mesa Road. Every big box like that pulls in tenant improvements, racking, fire systems, paving and the service contracts that follow. Countywide the industrial base sits at 198,171,028 square feet, with large pockets in Kearny Mesa and along Palomar Airport Road in Carlsbad.
In between sits the military. The Navy is the county's largest employer, and military spending makes up 22.2% of the regional economy. Base and facility work feeds a long chain of primes, subs and suppliers, many of them based in Kearny Mesa and Chula Vista.
The catch is the crowd. County Business Patterns counts 8,325 construction establishments in the metro. A property manager in Sorrento Valley gets calls from contractors every week. The ones who get the walk-through are the ones who call about a specific building at the right moment.
